Synergy Land Services is dedicated to our guiding principle of real estate value enhancement. Our approach is to systematically identify growing geographic areas and target individual sites that offer the best value opportunities.

Synergy maximizes both commercial and residential land values by determining the highest and best use for each tract of land we target. We then match specific land opportunities to the profiles of our clients or other logical buyers. For each opportunity we listen carefully to understand the perspectives of landowners, land investors, lenders, appraisers, developers, homebuilders, tenants and homeowners.

Our success is based on creative use of our computer-based Geographic Information Systems (GIS), comprehensive design programming and master planning, and a practical approach to the entitlement process. We target land for residential, multifamily, industrial, office and retail end users. We create value through rezoning, permitting, annexations, assemblages, conservation easements, master planning and land preparation and development.

Currently, Synergy is targeting three southeastern U.S. real estate markets for strategic land acquisition — metro Atlanta, Georgia; Northwest Florida; and Charleston, South Carolina. Our process starts with targeting a high-value end-use or market trend. We then use our technology to overlay directly onto the map up to fifteen factors from zoning to demographics to competing land use. We then prioritize the parcels that fit our clients’ profiles. Finally, we can present to our clients and other buyers specific sites that fit their profile at the best value.
